Capital Gains Tax on Property Calculator
Capital gains tax calculator for selling a flat, house, plot or shop in India – short-term or long-term gain, 12.5% vs 20% with indexation, and savings under sections 54, 54F and 54EC.
If you sell property held for 24 months or more, the profit is a long-term capital gain (LTCG); held for less, it is short-term and taxed at your income slab rate.
LTCG on property is taxed at 12.5% without indexation. For land or buildings bought before 23 July 2024, resident individuals and HUFs can instead choose 20% with indexation, whichever is lower. Reinvesting in a new house (section 54 / 54F, up to ₹10 crore) or in specified bonds (section 54EC, up to ₹50 lakh within 6 months) can reduce or remove the tax. The buyer deducts 1% TDS when the price is ₹50 lakh or more.
